| Why a Performing Arts Center? • Will establish the Village as a “Go-To” destination. • Will create a significant cultural venue in the Village center. • Will validate Downtown as the true Village focal point. • Will establish an active, vibrant location both during and after normal business hours. • Will enhance values to adjacent/surrounding businesses and the community at large. • Will attract additional businesses to the area. • Will provide physical anchor/linchpin to plaza, community center and surrounding Village facilities. Physical Scope • 4-story structure plus below grade parking/loading dock/storage. • A destination restaurant plus complementary operations at the street level. • Galleries and Arts related retail on the second floor/mezzanine level. • 250 seat live performance theatre, and 2 additional theatres/film screening rooms with 150 and 75 seats each, on the third level. • State-of-the-art conference center and rooms for civic and community uses on fourth level. Ownership • The Hudson Arts Foundation, a 501(c)(3), non-profit charitable foundation, established to support Arts-related initiatives for the benefit of the community, including scholarships and grants. • Retail component (approximately 40% of the facility) will enable the Foundation to pay its fair share of real estate taxes. Performing Arts Center Economic Benefits • Foundation will create an estimated 35 to 40 full- and part-time jobs. • Restaurant and retail level will create approximately 50-60 additional jobs. • An active Performing Arts Center will be the catalyst and set the standards for further development within the downtown area. • The Performing Arts Center will be the stabilizing cornerstone for the entire Village. • Conference center, along with the Center’s other amenities will attract local and regional businesses to the downtown. • Direct, sheltered public concourse connecting Main Street to the Village’s proposed parking structure. • The retail component will enable the Foundation to not be dependent on financial support from private or local government sources. • Unlike other comparable non-profit, charitable organizations, the retail component is also intended to provide an assessable tax basis, enabling the Foundation to pay its fair share of local real estate taxes. Support of Arts Community • Create state-of-the-art venue for community theater companies. • Gallery and presentation space for local artists. • Foundation to sponsor scholarships for local students. • Foundation to offer grants to local artists, students and performers. • Variety and flexibility of venues are sized to enhance the theater experience. • Foundation support will enable local theater companies to broaden audience base. • Foundation support for arts-related educational programs, art and theater workshops and camps, especially targeted for students and senior citizens. • Opportunities to collaborate with, and support, various arts entities to create an even broader positive impact for the community. Provide home to Greater Ossining Television (GOTV) • Village center location facilitates the station’s ability to promote the community. • Proposed second floor vantage point will offer a spectacular Village-center backdrop for telecasts. • Theaters provide steady source of original programming material. • Revenue generating opportunity for GOTV by providing video support to theater and conference center users. • Provide facility to offer classes and workshops in video production. Provide home to Ossining area civic and charitable organizations • Fixed location enables such organizations to concentrate on their primary community purpose. • Opportunity to collaborate with each other to share operating costs and personnel. • Meetings can be scheduled more efficiently to avoid conflicts. • Meeting facility will make it more comfortable for members to attend and participate. • Joint fund raising opportunities could be created. • Provide comfortable and accessible location for official Village and Town meetings. |

| Street-level retail will feature a restaurant as well as ancillary retail. While the 2nd floor/mezzanine level could contain the box office, 10-12 arts-related galleries and even provide a permanent home for GOTV, Ossining's cable television channel. |
